You simply find the home you want to buy, and our highly qualified team will write up your offer and manage your transaction through the close of escrow. As your “Buyer’s Agent,” we are paid a commission by the “Selling Broker” at the close of escrow. We rebate you up to 50% of the commissions we receive. It’s as simple as that.
We count on you to do the legwork which saves us time and money. As a client, you’ll have access to our state-of-the-art search tools which incorporates the power of the Multiple Listing Service (MLS), Realtor.com®, Trulia.com®, and Zillow.com®. And to keep you ahead of the game our MLS listings databases are refreshed every 15-minutes.
The first, and most crucial step is to narrow your home search by simply entering your search criteria (deal breakers). The system will sift through the thousands of listings and show the matches on your computer screen. A copy can also be sent to your email address.
The second step is to drive by the homes on your list and attend open houses to narrow your list down to the high probability candidates.
The third step is the final process of elimination. For some, this is the most difficult part of the process. It’s good to keep in mind that “cream puffs” always sell the quickest. In hot markets, the better listings will likely sell in a week or less, so the clock is always ticking. We gauge how hot the market is by monitoring the number of days the average sold listing was on the market. We are always happy to share that information with our clients. In any event, once you have zeroed in on the “best of the best”, you can communicate your instructions to us directly. Our staff is always just a click or call away if you have questions.
Search top real estate websites like Realtor.com®, Trulia.com®, and Zillow.com® to search for homes.
We recommend driving by the homes to narrow down your list of homes.
Go to open houses to view the homes of interest. This will help you maximize the rebate you receive once you close on a home. The more leg work you do the bigger the rebate check.
Once you have decided on a home we will prepare the offer paperwork and send it to you to sign through DocuSign. Then we will represent you through the negotiations and transaction management.
The home inspections are your opportunity to do your due diligence and to make sure you want to proceed with the home purchase.
We will make sure all of the paperwork is ready for closing and that the closing documents are correct. You then sign the closing documents with an escrow agent near you.
It is important for you to make sure your lender is okay with you receiving a rebate on your transaction. If it is approved, we will apply the credit to the settlement statement or send you a check whichever you prefer.

IMPORTANT: If you are getting a mortgage to purchase a new home, you must disclose the rebate to the lender for their approval. If the lender disapproves, we will not be allowed to rebate on your purchase transaction. If they approve the buyer's rebate, most Lenders require the rebate to be stated on the closing disclosure and paid through escrow.
